3DVista Virtual Tour Pro costs $499 as a one-time payment with no subscription. Matterport’s Professional plan starts at $69/month. That single comparison decides this category for most studios: Matterport’s first year costs more than 3DVista’s lifetime licence.

The virtual tour category has quietly split in two. Some tools are desktop software you buy once, and some are cloud platforms you rent. The pricing looks similar on the surface and behaves completely differently over three years.

Source quality note: the 3DVista $499 and Matterport figures come from vendor sources — the 3DVista store, and Matterport’s official price list updated 29 July 2026. The Kuula and Pano2VR figures come from third-party comparison sites, not the vendors’ own pages, because both vendors render prices client-side. We would rather label a number than pass off an aggregator as a vendor. Verify both at purchase.

3DVista Virtual Tour Pro — $499 once, unlimited tours

3DVista is explicitly a one-time payment: “One-Time payment, unlimited tours.” The $499 includes Stitcher 4 for panorama stitching (normally sold at €99) and one free month of 3DVista Hosting & Analytics.

You get one year of free updates, after which updates are optional at from €99/year. You can also decline updates entirely — the licence does not expire.

The important part: you can self-host the output. Export HTML5 tours to your own web space at no extra cost. Optional 3DVista Hosting is €30 for three months if you would rather not manage it.

What you give up: it is desktop-only (Windows and macOS), the learning curve is steeper than a browser tool, and somebody on your team owns hosting and analytics. There is a free trial with no credit card required.

Matterport — excellent capture, rented forever

Matterport’s strength is capture: auto-alignment, a proprietary 3D mesh, LiDAR and floor plans. It is the industry default for real-estate and property tours.

The Professional plan starts at $69/month or $696/year, with tiers scaling to $85, $99, $130, $159, $228, $365 and $429 per month, and higher Business tiers above that. A free tier exists but is limited to one space.

The maths that matters: $696 in year one already exceeds 3DVista’s $499 lifetime price. Over three years it is roughly $2,088.

This does not make Matterport wrong. If you need automatic 3D capture and measurement, the capture hardware and pipeline justify the subscription. But if you are stitching renders and equirectangulars yourself, you are paying a cloud platform’s rent to do work a desktop tool does once.

Kuula — the cheapest credible browser option

Kuula’s model is freemium with a free Basic tier, then Pro and Business subscription tiers. The Business tier adds a custom domain with SSL, which is the point at which a shared-URL platform stops being acceptable for a client site.

Source caveat: the Pro and Business figures we found ($20–24/mo and $48/mo) are from third-party comparison sites. Kuula’s own pricing page confirms the tier structure and states prices are flat USD with no hidden costs, but the numbers load client-side. Verify before quoting.

Pano2VR / Panotour — the other one-time option

Pano2VR is a perpetual desktop licence with deep skin customisation and complete self-hosted HTML5 export. Around €449 for the Pro tier and €149 for Standard, per third-party sources.

Verify at purchase. But note the shape: it competes directly with 3DVista for the same buyer — someone who wants a desktop tool, full skin control, and zero recurring cost. If you want one licence forever, this is the other candidate.

Which should you choose?

  • Buy 3DVista ($499 one-time) if you already have your panoramas — stitched renders, captures, or equirectangulars — and you want unlimited tours with no meter and no lock-in.
  • Subscribe to Matterport if capture is the bottleneck. Automatic alignment, measurement and the 3D mesh are genuinely hard to replicate, and the hardware is part of the cost.
  • Use Kuula if speed-to-publish beats ownership. It is the fastest route from panorama to live tour, and for a small number of tours the free tier may be all you need.
  • Look at Pano2VR if you need the self-hosted desktop model and want to compare it head-to-head with 3DVista on price.

If you are rendering the panoramas yourself

If your panoramas come from a renderer rather than a camera, your tour tool choice is downstream of your render tool. Blender renders equirectangulars for free, and 3DVista Virtual Tour Pro assembles them. That combination has a total software cost of $499 once and $0 — which no subscription platform can match over three years.
